Rental process

To rent an apartment, you should verify that we're legit, then make a deposit & send in the application, your credit report, income/asset verification and references from  current & previous employer(s) and landlord(s):
  • Verify that we own the property, click here.  You should do this even if you rent elsewhere, we do see several scam emails every year. 
  • Payment. Applications without payment of a deposit are not reviewed, and the apartment/unit will not be held. All vacancies are filled on a first-come first-served basis.

  2. Deposit two months' rent  (first month + security deposit) to Bank of America (BoA). We'll send you the account number. At our option, we may accept one month's rent upfront and one month's 30 days before the lease start date. If the full payment is not received by then, all deposits are non-refundable, your lease will be null and void and the property will be put back on the market. If  you have a BoA account, you can transfer online. You will need to enable SafePass on the website.
  3. Be prompt. The property will be taken off the market for 48 hours from the time of your deposit. If your application is not submitted in full, with all supporting documentation by then, it will be put back on the market for rental and  your deposits will be non-refundable to cover the cost of our service and our opportunity cost. So please have everything ready before you file an application.
  4. Refund. If your fully-completed application is received as above and we can't approve you, your entire deposit will be refunded immediately.  If you change your mind after you submit an application, or submit an incomplete application without supporting materials, we cannot refund the deposit.
  5. Supporting materials. Email or fax
    • Credit report. Go to (opens in new page) to  get a free copy of your report. Send a PDF copy by email (you can print it with PDFCreator on Windows). Alternately, we can pull your credit for you for a fee.
    • Bank statements, employment verification, assets. We will need you to show us that you can support yourself. You may send copies of your bank statements, have your employer verify your income, show other assets or get a cosigner who will then have to do all these same activities as well.
    • References from your current & previous landlord(s) and employer(s). Have them email us from their official email addresses (not gmail, hotmail, yahoo). Use these templates
  6. Sign the lease. The lease is signed online (see sample) -- it will be sent to you via email.
That's it! You're done. Time to start packing and get moving!
